3 Tips when buying a house in the Azores

1. The Azores, mainly due to its geographical location, have a humid climate. This condition also affects the houses where we live and that should be taken into account when making a purchase visit. Look on the inside of the exterior walls for signs of humidity or salinity. They usually appear near the baseboards and are very visible once the paint cracks or saltpetre appear.

2. In the Azores for many years now and even today there are many houses whose documentation is not properly updated. These situations could affect the future mandatory bank valuation and cause the business to fall if the acquisition uses bank financing. Ask your real estate consultant if the documentation is up to date and if the areas are in compliance to avoid problems during the valuation.

3. The Azores are made up of 9 islands, São Miguel being the largest, measuring 65 km in length and 12 km in average width. In a place of this size there are numerous real estate agencies and even more consultants. When you are looking for a house, do it with a consultant from an agency that favors sharing with others so that you don't have to be in contact with several and avoid a confusing process with several stakeholders. It will be a huge advantage if with a trustful single consultant you could visit all the properties you want, even if they are being promoted by different agencies.
